Tenant Fees 

For Assured Shorthold Tenancies (AST’s):

Holding Deposit (per tenancy) — One week’s rent.

This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year) — Five weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year) — Six weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Variation of Contract (Tenant’s Request) — £50 (inc. VAT) per agreed variation.

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request) — £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Lockouts & Keys

Opening a Door

If a member of Mocha Property or the landlord needs to attend the property to open the door for you, no keys will be left with tenants. The following charges apply:

  • Normal Weekday Office Hours (10am – 5.30pm, Mon – Fri): £30.00 per hour (Inc. VAT)
  • Out of Office Hours, Weekends, and Public Holidays (5.30pm – 9am): £60.00 (Inc. VAT)

Note: This service is subject to key and staff/contractor availability, as well as landlord approval, as the landlord may require that locks are changed for security purposes. As a general rule, we do not have any staff member on call after 10pm.

(Keys must be collected by the tenant within office hours and returned within 24 hours. Failure to return keys will result in forfeiture of the deposit and possible additional charges associated with changing the locks.)

Lost Key(s) or Other Security Device(s)

Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in a lock change, the actual costs of a locksmith, new lock, and replacement keys for the tenant, landlord, and any other persons requiring keys will be charged to the tenant.

  • If extra costs are incurred, there will be a charge of £30 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
  • This service is usually available on a next working day turnaround, provided the order is placed before 4pm (Note: This cannot be guaranteed as some keys must be specially ordered from the supplier and can take longer to arrive).
  • Keys must be collected from either our office or directly from the locksmith (subject to confirmation).
  • Payment must be made to Mocha Property prior to collection.
Call Out Charges/Unauthorised Property Visits

All call outs are subject to availability.

Normal Office Hours (10am – 5.30pm, Mon – Fri): £30.00 (Inc. VAT)

Out of Office Hours, Weekends, and Public Holidays (5.30pm – 9am): £60.00 (Inc. VAT)

Locksmith: Price on Application (typically between £75 – £125)

Potential end of tenancy costs N.B. The property must be handed back in a clean and tidy condition. Tenants must have adequately hoovered, mopped (where appropriate) floors and wiped down all surfaces including inside of cupboards and wardrobes. Kitchen appliances must be properly cleaned and emptied, Bathrooms must be cleaned and disinfected. If it is deemed that the property is not handed back in a clean and clear condition, then costs may apply for this to be rectified.

12% of collected rent

Residential Let

£265 per property (if Let and Managed) or

£625 per property (if Let Only)

HMO Let

£90 per tenant (if Let and Managed) with a minimum fee of £265 or

£150 per tenant with a minimum fee of £625 per property (if Let Only)
